Maintaining a heating, ventilation and air conditioning (HVAC) system is key to controlling both large and small expenses. Whether it is simply routinely changing filters and servicing the air handlers or scheduling a recommended annual tune-up for your Air Conditioner and Furnace with a licensed professional, be sure to ask lots of questions and take good notes. After all this is your HVAC system, get to know it well. A trusted HVAC contractor will be glad to answer all of your questions and show you everything he is doing along the way.
Tuning up your HVAC system
It is recommended that HVAC systems be thoroughly cleaned before the build-up of contamination impedes performance. There are yet to be complete regulatory standards established industry-wide; however there are certain cautions of which to be aware in the process of having a residential HVAC system maintained. The recommended annual HVAC tune-up should be performed by a licensed professional with experience in the field in order to comply with applicable local, state and federal regulations. Positive online reviews are a good place to start when deciding whom to call.
HVAC systems are complicated machines. Due to the potential threats to the safety of the occupants breathing the air produced by these systems, Arizona is regulated by a state licensing board. Contractors who are serious about doing right by their customers will be able to identify the cleaning processes necessary. When in doubt always ask when booking your appointment what the cleaning process looks like in detail, and approximately how long it should take. For example a Cooper Climate Control tune up is a 16 point cleaning and inspection which should take an estimated 60 to 90 minutes. If the evaporator coils or heat exchanger show the evident signs of wear and tear, it may indicate more than just filter replacement in which case you should have the technician show you their findings and prioritize recommended repairs.
Filter Cleaning
There are efficiency ratings pertaining to the type of filters for industrial use that are much higher than that of residential requirements. Opting for better filters will help improve this first layer of protection. Filters represent the first defense against contaminates distributed through forced air conditioning, but even these devices will eventually have a build-up. When left too long, the resulting compacted debris interferes with air handlers and can result in unnecessary future break downs.
With regular cleaning or replacement of filters, air duct cleaning can be kept to a minimum while still maintaining clean indoor air quality. However, a visual inspection of the ductwork may be necessary if the filters and the air handlers have become clogged with debris. Dirty ducts can continue to send mold spores, pollen and other contaminates circulating through the air to quickly clog filters and coils again, not to mention what the occupants are taking into their lungs. Be sure to have your technician walk you through the process of changing your own air filter in-between your annual maintenance appointment.
